Alba Air Tightness Testing
When to Test
ALBA Air Tightness Testing
New Build Air Tightness Testing – When is a Building Ready?
This is a question we get asked frequently. Pre-testing can be done anytime once the building is wind and water tight, generally before plasterboard is installed, to ensure it’s on the right track.
However, for official certification, the following must be completed before the test can take place:
- Drainage traps – filled with water or sealed (penetrations must be made).
- Service penetrations – incoming or outgoing services installed with permanent sealing completed around all penetrations.
- External doors and internal garage doors – fitted with seals and closed as required.
- External windows – fitted with seals and closed.
- Electrical items – sockets must be fitted to the wall (no items plugged in except as needed for fan operation).
- Light switches – fitted to the wall.
- Ceiling lighting – installed.
- Internal doors – able to be restrained open for the test.
- Heating systems – installed.
- Ventilation systems – installed, including trickle vents if applicable.
- Kitchen units – installed.
- Loft hatches – installed.
Tips and Important Considerations
- Pre-testing is helpful: Conducting a pre-test before plasterboard is installed can identify areas needing attention early, saving time and stress ensuring you build is on track.
- Occupancy: No one can enter or exit the building during the test, so the building should be unoccupied.
- Weather conditions: High wind speeds can invalidate the test. If the weather is unsuitable, a new test date will be arranged.
